Do I Really Need Title Insurance When I Purchase A New Property?
When you buy a home, be it a newly built or previously owned one, you want to be certain it is safely
yours. But even the most diligent search of public records could fail to disclose a number or possible title
defects on the property. Without the protection of Title Insurance, you could be in jeopardy of losing your
investment. An Owner’s Title Policy will safeguard your investment.
First, a service known as a Title search will describe the condition and quality of the title to the property
you are buying. Then, your Title Insurance Policy protects you against mistakes or threats that might
otherwise result in financial loss to you---including those hidden, unknown items. Your Title Insurance
Policy gives you the protection you need and is a permanent assurance that your ownership and use of
the property will be defended promptly against claims, with no cost to you.
As the buyer of the property, you have every right to choose the Title Company of your choice to handle
your transaction. What you should look for is a Company that has been around for an extended period of
time. Escrow Officers with good experience and someone who will go the extra mile to make your real
estate transaction a smooth one.

since 1961. And as today’s homeowner’s began creating additional living spaces “outdoors” Sunbrella

2. Sunbrella fabrics are extremely durable. Believe it or not, their lifespan is two to ten times longer than
conventional fabrics.
3. Sunbrella fabrics offer significant sun protection. Umbrellas, awnings and shades made from
Sunbrella fabrics actually aid in the prevention of sun-induced damage to the skin. And not only do you
receive a bit of personal protection, but these fabrics will not fade or rot from the harsh rays of the sun.
4. Sunbrella features a soil and stain-resistant finish, so it’s very easy to clean. You can spot wash your
fabrics by sponging briskly with a soapy solution of natural soap in lukewarm water. Then, simply rinse
thoroughly with clean water to remove the soap and let the fabric air dry.
5. These solution-dyed yarns do not promote mildew growth. However, mildew may grow on dirt and
other foreign substances that are not removed from the fabric. To remove mildew stains, prepare a mild
solution of one cup bleach plus two caps full of a natural soap per gallon of water. Spray on entire area,
and allow to soak in. Sponge thoroughly with clean water, and let air dry.
